If you have small children, home showings and walk-throughs are difficult. When you are trying to sell your house, real estate agents will advise you to keep your home perpetually clean and organized. While you can request 24 hours notice before a buyer is shown the property, you can and will lose prospects. Keeping your home staged is easy if you have no kids, or your children are older. But, when the kids are small, this is a big challenge for many home sellers.

If you have ever tried to sell a home, you know the insanity of it all. Even under ideal conditions, it is not easy. Small children can make it infinitely more difficult. However, in order to attract buyers and win the best offers, your home needs to show well to any buyer, with or without children. Here are a few tips for being able to pull that off.

Selling Your House When You Have Children

1. Clear and declutter before you place the house on the market. – Take at least 10 days to perform a top to bottom clean and declutter. Send things to Goodwill or to a storage unit. This will help you keep things organized and walk-through ready.

2. Once you have completed step one, send an additional 25% of your stuff to storage. – Even if you think that you have gotten rid of a lot of stuff, you want to eliminate things that you truly don’t need. At this point, you may want to hire a professional stager.

3. Request 3 hours notice before showing the house. – Despite all the work to keep your house continuously clean and organized, you still have small kids. You will need time to run through the house picking up toys, clothes, and empty juice boxes.

4. Encourage the children to become involved. – Small children love to be big helpers. If you get them excited about moving to a new house and having a brand new bedroom, they will certainly love keeping their room clean (or at least cleaner).

5. Make sure the trunk of your car is empty. – In spite of the fact you requested 3 hours notice before a showing, you will still sometimes get a request for 10 minutes. You want to be able to throw clutter in a bag and in the trunk of your car for a quick getaway.

6. Have a list of fun places to go. – When a real estate agent is showing your house, you will need somewhere to go and something to do for the next 30 minutes to an hour. While there is likely a lot of things to do, having a list will help you be prepared.
